Installing the Pump-Out Pit

The sewer system in Broad Run Farm is a "high pressure" type. All sewage is pumped into a pressurized 3" pipe. It was installed by the County long after the subdivision was built, and was installed because the septic tank drainfields were going bad. It was a way to get sewer to most of the lots without having to dig through all the yards to lay a gravity type system. In addition, the steep grades in the area would have required pump stations and there weren't lots available for them.

So we get this corrugated plastic "pit" that has a grinding pump in it that pumps the waste into that 3" pipe. Easy - unless it breaks. There is a warning light on the house that is tripped by a float switch if the level in the tank begins to rise. The builder says the pump lasts about 10 years or more and the county is responsible for replacement. That's good since I don't want to be the one to pay for it.
